These guidelines exist to ensure that every property listing on RentReviews is accurate, helpful, and trustworthy. All landlords and property managers must adhere to these standards when creating or updating listings. Violations may result in listing removal or account suspension. 1. Eligibility
You may only submit a property listing if you:
- Are the legal owner of the property, or
- Are an authorized property manager or agent acting on behalf of the owner with documented authority.
- Are at least 18 years of age.
- Have a verified RentReviews account in good standing.
Commercial properties, holiday lets, and short-term (under 6-month) rentals are not eligible for listing at this time.
2. Required Information
Each listing must include:
- Full property address — street number, street name, city, postcode. PO boxes are not accepted.
- Property type — flat, terraced house, semi-detached, detached, studio, etc.
- Number of bedrooms and bathrooms.
- Monthly rent — as advertised to prospective tenants.
- Available amenities — be specific and honest; do not list amenities not present.
- At least one photo — see photo standards below.
3. Accuracy Requirements
✅ Do
- Provide the exact address of the property as it appears on official documents.
- Describe the property's actual current condition.
- List only amenities that are functional and accessible to tenants.
- Keep rent and availability information up to date.
- Disclose known issues such as ongoing maintenance or nearby construction.
❌ Don't
- List properties at addresses you do not own or manage.
- Use stock photos or photos of a different property.
- Exaggerate property features or neighbourhood quality.
- List a property multiple times under different addresses.
- Withhold information about material defects or safety issues.
4. Photo Standards
All photos must:
- Be photographs of the actual listed property — no CGI, stock images, or similar properties.
- Be clear and well-lit (minimum 800×600px resolution recommended).
- Not contain personal information, faces, or identifying details of individuals without consent.
- Accurately represent the current state of the property.
- Not be digitally altered to remove defects, change room dimensions, or misrepresent the space.
5. Prohibited Listings
The following are not permitted on RentReviews:
- Properties that do not meet minimum habitability standards.
- Listings used to collect deposit or personal information fraudulently.
- Properties rented in violation of applicable housing, zoning, or planning laws.
- Listings that discriminate on the basis of race, religion, sex, age, disability, national origin, or any other protected characteristic under the Equality Act 2010 or applicable law.
- Duplicate or ghost listings created to game search rankings.
6. Responding to Reviews
Landlords are encouraged to respond to tenant reviews. Responses must:
- Be professional and respectful — no harassment or intimidation of reviewers.
- Not threaten legal action as a means of silencing reviews.
- Not contain false statements of fact.
- Not disclose personal information about tenants.
Responses that violate these standards will be removed and may result in account suspension.
7. Review Integrity
Landlords must not:
- Offer incentives (rent discounts, gifts, etc.) in exchange for positive reviews.
- Solicit reviews only from tenants likely to leave positive feedback.
- Submit reviews of their own properties through alternate accounts.
- Attempt to identify or contact reviewers who left anonymous feedback.
Artificially inflating or suppressing review scores is grounds for permanent account termination.
8. Updating and Removing Listings
Landlords are responsible for keeping listings current. If a property is no longer available for rent, it must be marked as unavailable within 14 days. Properties that are persistently outdated or inaccurate may be removed by RentReviews at our discretion.
9. Enforcement
Violations of these guidelines may result in:
- Removal of the offending listing without notice.
- Temporary suspension of the landlord account.
- Permanent termination of the account for serious or repeated violations.
- Referral to relevant authorities where fraud or illegal activity is suspected.

10. Changes to These Guidelines
We may update these guidelines as the platform evolves. Landlords will be notified of material changes by email. Continued use of the listing feature constitutes acceptance of the updated guidelines.
