1. Acceptance of Terms
By accessing or using the RentReviews platform ("Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service. These Terms apply to all visitors, registered users, landlords, and other users of the Service. When you register for an account, your acceptance of these Terms and our Privacy Policy is recorded, together with the date and the version of these Terms you agreed to.
2. Description of Service
RentReviews is an online platform that allows renters to submit honest reviews of residential rental properties and landlords, and allows landlords to list and manage their properties, respond to reviews, and verify their identities. We do not act as a real estate agent, property manager, or landlord.
3. User Accounts
To access certain features you must register for an account. You agree to:
- Provide accurate, current, and complete information during registration.
- Maintain the security of your password and promptly notify us of any unauthorized access.
- Accept responsibility for all activities that occur under your account.
- Not create accounts for deceptive or fraudulent purposes.
4. User-Generated Content
Users may submit reviews, ratings, comments, photos, and other content ("User Content"). By submitting User Content, you grant RentReviews a non-exclusive, worldwide, royalty-free license to display, reproduce, and distribute that content on the platform.
You agree that your User Content will not:
- Be false, misleading, defamatory, or fraudulent.
- Violate any third party's rights, including privacy or intellectual property rights.
- Contain hate speech, harassment, or discriminatory language.
- Include personal identifying information of others without their consent.
- Violate any applicable law or regulation.
Reviews must reflect your own genuine, personal experience with the property or landlord. Describe what actually happened to you — specific, factual accounts are both more useful to other users and less likely to be considered defamatory than broad accusations or characterizations presented as fact. RentReviews does not independently verify, endorse, edit, or fact-check User Content, and expresses no opinion on its accuracy; reviews are the opinions and experiences of the individual users who post them.
Do not upload sensitive information, including your own. Photos and other User Content should show the property, not documents. Do not include IDs, passports, leases, mail, financial or bank statements, license plates, or other personal or sensitive information — yours or anyone else's. Anything you choose to upload is at your own risk; RentReviews is not responsible for sensitive or personal information you include in User Content, and we recommend reviewing photos carefully before submitting them.
We reserve the right to remove any User Content that violates these Terms or that we deem inappropriate, without notice. If you believe a review or other User Content about you is false, defamatory, or otherwise violates these Terms, contact legal@rentreviews.net with the content in question and an explanation, and we will review it.
5. Landlord Responsibilities
Landlords who list properties on RentReviews agree to:
- Only list properties they own or are authorized to represent.
- Provide accurate property information including address, amenities, and pricing.
- Not solicit, incentivize, or manipulate reviews.
- Comply with all applicable fair housing, anti-discrimination, and landlord-tenant laws.
- Adhere to our Property Submission Guidelines.
6. Prohibited Conduct
You may not use the Service to:
- Scrape, crawl, or systematically extract data from the platform.
- Interfere with or disrupt the integrity or performance of the Service.
- Attempt to gain unauthorized access to any account or system.
- Post fake or incentivized reviews.
- Impersonate any person or entity.
- Engage in any activity that is unlawful, harmful, or objectionable.
7. Intellectual Property
All content, trademarks, logos, and software on the Service that is not User Content is owned by or licensed to RentReviews. You may not use, copy, or distribute this content without our written permission.
8. DMCA & Copyright Removal
We comply with the Digital Millennium Copyright Act (DMCA), 17 U.S.C. § 512. If you believe content on RentReviews infringes your copyright, please submit a written takedown notice to our designated DMCA agent at legal@rentreviews.net with the subject line "DMCA Notice".
Valid notices must include: identification of the copyrighted work; identification of the infringing material and its URL; your contact information; a good-faith statement that the use is not authorised; and your physical or electronic signature. We target a response time of 24–48 hours for all properly submitted notices.
You may also submit a counter-notification if you believe content was removed by mistake. Full procedures, counter-notification requirements, our repeat-infringer policy, and contact details for our designated DMCA agent are set out in our DMCA & Copyright Removal Policy.
9. Disclaimer of Warranties
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. We do not warrant that the Service will be uninterrupted, error-free, or free of viruses or other harmful components. Reviews and ratings reflect individual opinions and RentReviews does not endorse or verify their accuracy.
10. Limitation of Liability
To the fullest extent permitted by law, RentReviews shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of, or inability to use, the Service. Our total liability to you for any claim shall not exceed the greater of (a) the amount you paid us in the twelve months preceding the claim or (b) $100 USD.
11. Indemnification
You agree to indemnify and hold harmless RentReviews and its officers, directors, employees, and agents from any claims, damages, or expenses (including legal fees) arising from your use of the Service, your User Content, or your violation of these Terms.
12. Termination
We may suspend or terminate your account at any time, with or without notice, for conduct that we believe violates these Terms or is harmful to other users, us, or third parties. You may close your account at any time by contacting legal@rentreviews.net.
13. Governing Law
These Terms are governed by the laws of the State of New Jersey, USA, without regard to its conflict of laws principles. Any disputes shall be subject to the exclusive jurisdiction of the state and federal courts located in New Jersey, and you consent to personal jurisdiction there.
14. Changes to These Terms
We may update these Terms from time to time. We will notify registered users via email and update the "Last Updated" date above. Your continued use of the Service after changes constitutes acceptance of the updated Terms.
